Policies

Before making reservations please review the below policies. If you have questions do not hesitate to give us a call. We want your stay to be filled with only pleasant surprises.

Check-In: Between 3:00pm and 7:00 pm. If you will be arriving later than 7:00 pm please call us with your arrival time so we can be best prepared. As a courtesy to our other guests we would ask you arrive before 10:00 pm. Call ahead for possible earlier check-in pending room and innkeeper availability.

Breakfast: Our three-course breakfast is available in our dining room. We plan to serve at a time that supports your schedule. Breakfast to-go can also be arranged as an option.

Check-out: Before 11:00 a.m. An 11:00 am check-out is required to support turnover of the room for next night. If a later check-out is necessary, please contact the innkeepers prior to booking for available options.

DEPOSITS and CANCELLATIONS: SEE BELOW

General Cancellation Policy: Most dates do not require a deposit to secure the reservation. We understand that plans change, and urgent issues arise; however, as a small inn, late cancellations are especially impactful, so we do request that you notify us as soon as possible if you need to cancel.

**SPECIAL EVENT CANCELLATION POLICY** 

Deposits equal to 50% of the booking total may be requested to secure a reservation for special event dates. This typically includes Penn State events (such as football, graduation, parents’ weekend), the Central PA Arts Festival, and events at Bryce Jordan Center. An invoice will be sent 60 days before the booking date and the deposit will be due 14 days after receipt of the invoice and can be made by credit card or ACH. If the deposit is not received within this time, the room will be reopened to other guests. Cancellations made greater than 30 days from the start of the visit will be refunded the full deposit minus a $35 cancellation fee. Cancellations within the 30 days of the booking will result in the loss of the deposit unless the room is rebooked. In this case the refund will be adjusted by nightly rate differences. (i.e. if the room is re-booked at $100 less than the cancelled total, then the refund will be the deposit minus $100.) In most cases any forfeited deposits can be used as a non transferable credit for future visits but will be restricted to non-special event dates within the subsequent 365 days. Booking requests made within 30 days of arrival will require a deposit payment within 24 hours via a payment link.

Coastal Room Adjoining Suite: This option is available only as an add-on to the rental of the Coastal Room with an additional fee.

Smoking: We are a non-smoking property. Smoking, (including e-cigarettes) is not permitted inside the home. There is a designated smoking area outside the home that can be used. Violation of this policy will result in a $300 charge to restore the room.

Quiet Time: A non-formal quiet time is requested between 11pm and 7 am to respect any guest that is sleeping. This is not intended to restrict arrival or departure it is just to request extra consideration during that time window.

Children: Children over the age of 6 are welcome at the house. Younger children are also welcome on a case-by-case situation or if your reservation includes all three rooms. Please inquire with the innkeepers during booking.

Pets: Sorry - No pets are permitted.

Tax: State and local taxes of 11 % are included in your booking quote total.
